Vintage at University Place Homeowners Association
August 8, 2005 Board Meeting Minutes

Attending: Greg McGuire, Scott Kelly, Julie Westover, Steve Cole and Amy Dalton

I. Old Business

1. The issue of dogs running loose in the neighborhood and excessive barking is still a problem. Our homeowners association has sent letters to the homeowners. The next step would be for anyone disturbed by the dogs to call the Humane Society. It is also a good idea to document the troublesome dogs behavior. Cats are also presenting a problem in the neighborhood to some homeowners. We discussed sending out a letter reminding homeowners of responsible pet ownership.

2. Steve Cole and Amy Dalton presented the new exterior paint palette for approval. Scott made a motion to accept the palate and the rest of the board agreed.

II. New Business

1. Julie will create a letter describing the board members duties. The letter will also ask for nominations for the 2006 Homeowners Association.

2. The annual homeowners meeting is tentively set for Sept. 25th at 4:00pm at Dick and Sandy Walter’s house.

3. Frank and Maria Casella are storing several storage tubs with items for our community affair events.  They have asked for a volunteer to take over storing the items.

4. Our agreement with the Westgate development states we will pay half the cost to clean the retention pond. The total bill for this year is $1,250.00. Our contact is Kindra Schuller.

5. Kevin and Sandi Semler have requested permission to plant trees along the strip of land behind their fence. This land is a buffer zone and is owned by the Homeowners Association. Steve Cole will check into this and reply to the Semlers.

6. Complaints from homeowners regarding their views becoming obstructed by neighbor’s growing trees has been brought to the board’s attention. We will need to research the Bylaws for any reference to this issue. We will also seek information pertaining to temporary carports and front yard fences.

III. ACC Report

Steve Cole stated that he has received many applications from homeowners and that most people are now submitting an application for approval before beginning their project.

IV. Financial Report

For balances as of June 24, 2005, please contact the HOA secretary.

Next Board Meeting
The next meeting will be held September 12th.
