Opening:
Derek Lees, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order on
June 18, 2003.
Present: Derek Lees, President; Rob Greenlee, Vice President; Sandi Semler,
Secretary/Treasurer.
I. Reserve Schedule
Ted Smith reviewed the draft proposal for the reserve schedule with the Board. The Board asked Ted to identify potential areas for improvements and to include questions that we can review with Lianna. Ted will send a spreadsheet to the Board to review and assess the questions before sending to Lianna.
II. Old Business
1.
Delinquent Dues
Derek to confirm with Lianna which homeowners have liens in place. The Board will determine the next step in the process i.e. if attorney letters are needed or if a stern letter from Lianna will suffice. If needed, the Board will determine whether it is cost effective or not as it would include four to five letters at $175 a letter.
2.
Incomplete Backyards
Jerry Simpson assessed incomplete backyard with homeowner and will ask other members of ACC to assess and identify minimum requirements needed to meet compliance. Derek to check with Jerry Simpson on status. Derek also to confirm status on the general upkeep letter from Jerry to all homeowners.
3.
Westgate Retention Pond
Two Board members from Westgate met with Derek and Steve to review an outline of a proposed agreement. Agreement outline was approved. Westgate and Vintage Board members met on 6-26-03 to review a draft wording for the actual agreement. A Westgate homeowner who is also an attorney is developing wording for the agreement. Both Boards to meet again tentatively on 7-23-03 (dependant on material being given to attorney by 7-16-03) to review progress and determine the next step.
4.
Dog Violation
The homeowner with the complaint regarding the dog visiting and voiding on his property has stated that the situation is improving. Another homeowner has voiced an issue with a neighboring dog barking loudly and continually, constituting a nuisance as per CC&R’s.
5.
Summer Reminder
Sandi to draft a reminder to be passed out to all homeowners reviewing some points such as: drive slowly-kids at play; removing basketball hoops from sidewalks; and upkeep of front yards.
