1. Updated Vintage Phone Directory
The present Vintage Phone Directory will be updated in the coming weeks.
The board felt it important due to the new Vintage Disaster Preparedness
emergency plan. Full address, phone and email will be requested,
including names of people in the household. Each family will be able to
decide what they want listed on the website and can opt to be
‘unlisted’, but the paper directory needs to be an accurate listing of
our current community.
Decision: Dana will update phone list by door-to-door contact. The new
list will be distributed to the community and updated on the website in
the password-protected area.
2. Review of CC&R Article 10, section 11
The board discussed comments received by some residents about unsightly
items left long term in areas visible to the street.
Decision: After review of the CC&R’s, the board elected to mail a
reminder letter to the entire community that requesting that trash
containers be stored in the garage or back yard on days other than
collection days.
CC&R Article 10, section 11 states:
No unsightly conditions shall be permitted to exist on any Lot.
Unsightly conditions shall include, without limitation, laundry hanging
or exposed in view for drying, litter, trash, junk or other debris;
inappropriate, broken or damaged furniture or plants; non-decorative
gear, equipment, cans, bottles, ladders, trash barrels and other such
items; and no awnings, air conditioning units, heat pumps or other
projections shall be placed on the exterior walls of any Housing Unit
unless prior written approval shall have been obtained from the ACC.
3. Review of CC&R Article 7, section 3
The board discussed following up on front yard care after sending the
community a letter last month with guidelines for maintaining
landscaping during summer. The board reviewed appropriate actions to
take when yards consistently fell below the standards of maintenance as
outlined in CC&R Article 7, section 1-2.
Decision: The board followed up with residents where necessary.
Section Three: Remedies for Failure to Maintain states:
If any Lot Owner shall fail to conduct maintenance on his Lot or the
exterior of the Housing Unit located thereon, or fails to maintain the
Lot and the exterior of the Housing Unit in the same condition as a
reasonably prudent homeowner, or in a manner which preserves the
drainage for other Lots, the Association shall notify the Lot Owner in
writing of the maintenance required. If the maintenance is not performed
within thirty (30) days of the date notice is delivered, the Association
shall have the right to provide such maintenance, and to levy an
assessment against the non-performing Lot Owner and its Lot for the cost
of providing the maintenance.
4. Pet Nuisance Compliance
The board discussed comments received from community members about a
neighborhood pet that is consistently loose in the neighborhood and
issues that have arisen from this.
Decision: Board sent a letter to the pet owner.
5. Fourth of July Fireworks
The board reviewed the fires that were caused by fireworks around July
4th, 2003.
Decision: In consultation with the fire department and comments from the
community, the board is recommending that there be a policy against any
aerial fireworks within Vintage nor any fireworks of any kind directed
toward the Westgate community below us. Small, legal fireworks that stay
on the ground may be permitted on pavement. Joel will coordinate this
recommendation with the Vintage-sponsored July 4th party hosts.
Next Board Meeting
The next Board of Directors meeting will be held on June 13, 2004 at
2:00 p.m. at the McGuires home. Past presidents Steve Cole and Derek
Lees will be attending.
