Opening: Derek Lees, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order on May 14, 2003.

Present: Derek Lees, President; Rob Greenlee, Vice President; Sandi Semler, Secretary/Treasurer.

I. Old Business

1. Delinquent Dues
Final notices have been sent out to six homeowners. To date, one homeowner has paid and one has agreed to a monthly payment plan. Derek to check with Lianna on the status of two homeowner’s payment plans and will be checking with two homeowner’s on their intention for payment.


2. Incomplete Backyards
Remaining homeowner to meet with Jerry Simpson, ACC Chair for direction in developing their yard to meet compliance. Derek will request a timeline for a starting and completion date from Jerry Simpson.

3. Retention Ponds
Derek received an email from Westgate board member requesting to set up a meeting date.
Action: Steve Cole is scheduled to meet with Westgate’s board on May 21st or May 28th.

4. Blogger Account
Derek to send out a community wide email to inform homeowners of the site and invite them to log on and browse.

II. New Business

1. CC&R Section Eight Violation: Limitation on Animals
A homeowner has been having difficulty with another homeowner’s dog visiting and voiding in their yard. The CC & R’s state “Animals shall not be allowed to roam loose outside the limits of any Lot in which they are kept.” Derek has checked with Lianna on City ordinances and penalties/fines. We are awaiting her response. Derek has spoken with the homeowner in complaint as well as the homeowner in violation. The Board will determine further action upon response and direction from Lianna.
