Opening:
Derek Lees, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order on
April 15, 2003.
Present: Derek Lees, President; Rob Greenlee, Vice President; Sandi Semler,
Secretary/Treasurer.
I. Old Business
1. Backyard Landscaping
Received invoice from Dan the Dirt Guys and sent to Lianna.
2. Delinquent Dues
Currently we have three homeowners on payment plans and three who have
not paid for 2003. They have received first and second late notices. A
“final notice” will be due May 1st.
3. Incomplete Backyards
Derek to ask Lianna to address issue with one remaining homeowner per
written letter. Derek will contact ACC to request that a general
reminder be sent out to all homeowners regarding “lawn care skills”.
4. Garbage Across Bridgeport
The City of UP removed garbage from hill near Chambers Creek Apartment
complex and will clean area annually in April.
5. Trail Maintenance
Derek was referred to a Mr. Gary Cooper by David Swindale, Planning
Manager for the City of UP. Mr. Cooper is manager of another (tbd) City
of UP department. He confirmed that the City will maintain the trail
annually each June. A Prison work party is already scheduled to perform
this year’s clean-up.
6. Reserve Schedule
Derek spoke with Ted Smith who will review the schedule and touch base
with the Board at meeting in May.
7. Holiday Decorations
Two of three homes with visible holiday decorations have removed them
from sight
6. Entry Lights
The short was repaired and paid in full. Money was allocated to the
“Entry Signs/Features” line item in the budget.
6. Retention Pond at Westgate
Steve Cole has not had any success in communicating with the Board at
Westgate to set up a meeting to discuss the retention pond. Derek to
check with Lianna on the status of their Board as she manages their HOA
as well.
II. New Business
1. Street Sweeping Invoices Received invoices from Best Street
Sweeping identifying unpaid services. Lianna
has contacted them several times to complain and will do so again. In
the
meantime, she has instructed us to ignore the invoices.
2. Blogger Account Available for the Board to use to post
information. Homeowners can access the
Vintage page by clicking on the BLOG link from the front page of our
website.
