Opening: Steve Cole, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order at 7 pm on April 1, 2002.

I. General Issues

1. Past Due Assessments

1. The Board discussed options to collect late assessments without cost. Association Management is pursuing this on behalf of HOA.

2. Bridgeport Tree Project Update

Steve Cole reported that Ted Smith has developed a plan to solicit donations to implement natural buffers along Vintage and Bridgeport. Smith has talked to the city and the homeowners regarding setbacks.

3. Vintage/Westgate Pond Maintenance

1. Westgate HOA President contacted Vintage President regarding exploring Vintage   responsibility when it comes to a need to dredge the water collection “pond” in Westgate.

Steve researched and found:
- Pierce County levies a heavy surcharge if water from pond overflows into P.C. catch basin.
- Dredging should be done every 8-10 years
- Fred Meyer paid for dredging for about $18,000; Cole confirms this is a lower bid than some.

4. Latest HOA Expenditures

Budget was discussed.

5. Web Site Stats

1. Dana presented statistics of visitors to the vintageup.com website between for month of April. We had 229 visitors, down slightly from 245 visitors during the previous 30 days.

7. June General Meeting Scheduled

1. Board has scheduled the next General Meeting for May 5 at 7pm at the University Place Library..
