Opening:
Derek Lees, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order on
March 9, 2003.
Present: Derek Lees, President; Rob Greenlee, Vice President; Sandi Semler,
Secretary/Treasurer.
I. Old Business
1. Backyard Landscaping
Dan the Dirt Guy completed yard. Board miscalculated the final balance
and overpaid by $500. Board agreed to allow Dan to retain the extra
amount due to extra manual labor performed as a result of yard
conditions causing the job to take an increased amount of time to
complete. Derek to check with Lianna about additional expenses for the
yard to be added to lien already placed on home.
2. Delinquent Dues
Lianna will contact three homeowners with outstanding dues to request a
written commitment for payment plan or permission for automatic
deduction from checking/charge account. Derek to contact Lianna to
receive an update on 2003 delinquent dues and to request late notices is
sent out if needed.
II. New Business
1. Incomplete Backyards Derek to check with Lianna to receive
a history of late notices already sent out to homeowner’s delinquent on
completing backyard landscaping. Will also check with ACC for opinion to
pursue fines with one incomplete backyard.
2. Garbage Across Bridgeport Derek checked with the City of UP
and they are scheduled to clean up the garbage on the hill below the
apartment complex across Bridgeport Way in April.
3. Trail Maintenance The City of UP has no record of ownership
of the trail from Bridgeport Way to 67th. Derek to check with Dave
Macmillan to confirm origination of the trail. Derek to also check on
the Pierce County Website for information on ownership.
4. Reserves Schedule The Board received feedback from Lianna
regarding the reserves schedule. Ted Smith was unable to report his
findings with the Board today. Derek to check with Ted to see if he has
a reply to Lianna’s reserve assessment.
5. Christmas Decorations Derek to check with Lianna on a
policy for homeowners to remove Christmas decorations in a specified
timeframe as we have at least two homeowners who still have not removed
decorations from the front of their homes. We may send out a reminder
from the Board asking for removal.
6. Entry Lights Derek, Dave and Tom Palmer have assessed the
entry lights, as they have not been working the last few days. Tom
Palmer to report his findings later today.
7. Front Yard Maintenance Derek to check with Tom Palmer to
see if this is a Grounds and Maintenance Committee issue and what he’d
like to do to pursue encouragement for homeowners to keep up the
appearance of their front yards.
8. Meeting With Westgate Derek to check with Steve Cole on our
Board meeting with Westgate HOA Board on the storm drainage pond.
