Opening: Steve Cole, Board
President, called the regular meeting of the Vintage at University Place Board of
Directors to order at 7 pm on March 12, 2002.

I. Open Issues
1. New Resolution Regarding Vintage Parking
1. The Board discussed options to control parking on Vintage sidewalks and long-term
street parking. Board expanded on similar article in CC&Rs: Exhibit B, Article
10, section 1.
It was decided that it was within the Board of Directors general powers and delegation to
pass a resolution, which was mailed to all residents, as follows:
Resolution 2: Parking Restrictions in Vintage at University Place
"Vehicles shall not be parked, stored or maintained on private Vintage streets for
more than 72 consecutive hours without written permission from the Architectural Control
Committee. Violators will receive a written notice to remove the vehicle within 24 hours.
Non-compliance will result in a second notice in 24 hours which will include a $25 fine. A
third notice will result in towing in 24 hours at the owners expense."
"Parking on Vintage sidewalks is expressly prohibited. Violators will receive a
written parking violation warning which may result in vehicle towing at owners
expense."
2. Architectural Control Committee Report
Jerry Simpson
1. Board discussed non-compliance with backyard completion as outlined in Vintage
Resolution 1. Completion is due by April 15. Non-compliance will result in a mailed notice
to homeowner 30 days prior to deadline.
2. Other properties with drainage problems and lack of landscaping were also discussed.
3. Current Assessment Balance
1. Board discussed the extended late payments of homeowners dues. Late notices were mailed
to delinquent homeowners on March 1. Alternate methods of assessment collections were
discussed.
4. Latest HOA Expenditures
Budget was discusssed.
5. Web Site Stats
1. Dana presented statistics of visitors to the vintageup.com website between Feb.
10-March 12. We had 245 visitors, up from 177 visitors during the previous 30 days.
2. Other interesting stats show the most common browser used was Internet Explorer 6.0
(104 visits); most common operating system was Windows NT (87), followed by Windows 98
(85); Most popular page, after the home page was the page containing information on the
Firefighters Memorial t-shirts produced by resident Scott Kelly, displacing the Traffic
cameras page.
6. Selling Advertising on Vintage Website

1. Dana showed draft of brochure that will used to offer banner ad space on the Vintage
website for a nominal charge in order to raise funds to offset cost of hosting site
(http://vintageup.com/ads.htm); After revisions, Betty will begin marketing this benefit
to businesses such as coffee shops and grocery stores to add coupons to our site.
7. March Meeting Cancelled
1. Board decided to cancel March General Meeting due to lack of new business. Board mailed
notice to all homeowners, which also included the new resolution #2 on parking, financials
and December General Meeting minutes.
8. Research on Sale of HOA Land to Private Vintage Resident
Betty Simpson
1. Betty reported on her meeting with a realtor is determine the process of selling land
owned by the HOA. Land is a buffer zone/common area adjacent to 6907 58th St. Ct. W. and a
neighboring community. Realtor plans to check with a title company on value of the common
area.
2. A full report will be presented at the next Board meeting April 1.
9. City Meeting on Private Streets
1. Steve announced he would meet with the City of University Place regarding turning over
Vintage private streets to the city.
IV. Agenda for Next Meeting
Not yet determined.
