Opening: Derek Lees, Board President, called the regular meeting of the Vintage at University Place Board of Directors to order on February 9, 2003.

Present: Derek Lees, President; Rob Greenlee, Vice President; Sandi Semler, Secretary/Treasurer.

I. Old Business

1. Backyard Landscape
The Board discussed the backyard-landscaping project, which will begin on Monday, February 10, 2003 at 8:30 am and reviewed the final proposal from The Dirt Guys. A copy of the proposal will be sent to Lianna to be kept on file. The Board posted a sign on the homeowner’s property to alert of the start date and time of the project. The neighboring homeowner whose property has been affected by the incomplete yard will also be notified of the project start date and time.


2. Delinquent Dues
Lianna and the Board have received payment in full from one homeowner and partial payment with a plan and commitment from another homeowner. Partial payment with no plan or commitment for future payments have been received from two other homeowners. Derek will discuss with Lianna the possibility of setting up an automatic
withdrawal or credit card billing plan with the remaining two homeowners to provide consistency with payments.


II. New Business

1. CC&R Section Eight Violation: Limitation on Animals
Sandi will check with Dick and Sandy Walters to confirm meeting for Wednesday, February 12, 2003 at their home at 7 pm as well as the need for more chairs to provide seating for attending homeowners.

The Board reviewed the outline for the meeting.

The Board will divide the neighborhood directory and phone homeowners to remind of upcoming meeting and to update neighborhood directory information.
