I. Call to Order and Welcome:
Steve Cole, Board President, called the General Membership HOA meeting of Vintage at
University Place to order at 7 pm on June 11, 2002 at the University Place Library, 3605
Bridgeport Way West.
II. New Business:
1. Review 2002 Budget
Lianna Collinge of Association Management reported the year-to-date 2002 Balance Sheet for
HOA expenses, HOA Profit and Loss Budget versus Actual and status of Assessment
collection.
2. Website Statistics and Advertising.
Dana Greenlee reported on VintageUP.com website statistics, which had 342 visitors in the
month of June, up from 177 visitors in March. Greenlee announced VintageUP.com is offering
banner ad space on the Vintage website for a nominal charge in order to raise funds to
offset cost of site hosting. Banner rates are $10/mo. Details at website.
3. 2003 Board Positions.
Betty Simpson announced HOA Board of Directors election will be held at the next General
Meeting, September 16 at 7pm. Nomination are now being accepted and can be directed to the
current board. Duties for President, Vice-President and Secretary/Treasurer are posted on
the VintageUP.com website.
III. Old Business:
1. Storm Drains Issue
Steve Cole reported on research to determine responsibility parameters on the community
storm drain..
IV. Committee Reports:
1. Functions of ACC
Jerry Simpson, Architectural Control Committee chairman, explained ACC approval process
for structure or home modification. Applications were distributed. It was announced that
applications and approved fence diagrams are at VintageUP.com. It was reported that the
ACC would install new plantings for screening in the common area at the Vintage entrance
opposite street side from the monument sign.
2. Grounds and Maintenance
Tom Palmer, chair of Grounds and Maintenance, discussed the sprinkler system in the common
area and new plantings by the monument sign.
3. Community Affairs
Maria Casella, Community Affairs Committee co-chair, reported on past and future events
for 2002.
V. Open Forum
A. Present homeowners discussed reported
B. Ted Smith reported on progress of Vintage/Bridgeport Tree Project:
1. Objective: Plant larger trees and new seedlings on the slope along the
Bridgeport/Vintage open space to quicken development of a pleasant looking natural buffer
for our community.
2. Action: Plant 140 trees. Twenty 6-foot Douglas fir trees, twenty 6-foot Western Red
cedar trees and 100 seedlings. The large trees will be placed about one for each fence
post in a zigzag fashion, 10-15 feet west of the fence line. We will fertilize and
stake/tie the large trees, and have land owners take responsibility for their watering
during the dry months.
3. Raise $1,600 from Vintage homeowners as volunteer contributions.
4. Vintage Planting Day: November 2, 9:00am.
5. Trees must be at least 10 feet above the current crushed rock sidewalk.
C. Personal property on common areas such as street and sidewalks were discussed.
VI. Next Meeting:
1. The next general membership meeting will be held Wednesday, September 18 at 7:00p at
the University Place Public Library meeting room.
2. The next HOA board meeting is on Wednesday, September 16 at 7:00pm at Dana
Greenlees house.
