Vintage Homeowner:
During last weeks General Membership meeting on September 18, we held elections for
a new Board of Directors for 2003.
Unfortunately, only eight families from the 49 Vintage homes were represented
at the meeting, far short of the seventeen families required for a vote. There
were also no nominations or volunteers for the three positions in the new Board.
The Board has decided that if there are no volunteers by Friday, October 4, the
duties of running the HOA will be contracted to a management firm as provided in
article Thirteen of the CC&Rs. This will result in a $68 increase in
annual assessments. This is in addition to any increases that may be necessary to continue
the obligations of the HOA.
The new assessment would cover the property management fees of Association Management, the
firm that already handles many of the details and would assume the day-to-day business of
the Vintage HOA, including being the community point of contact for any issues
with residents or vendors.
We strongly ask you to volunteer to avoid these additional fees to everyone in the
community. The board is asking you to make a decision as to whether we should remain a
self-managed community.
The HOA bylaws state we must still have a Board of Directors that would meet monthly,
oversee the budget and make broader decisions. A management firm would reduce the
responsibilities of a new board as well as limiting the time commitment necessary in day
to day operations. Self-management allows for lower cost and resident-based decisions.
You have recently received descriptions of the duties of all elected positions that
comprise the HOA Board - President, Vice-President, Secretary/Treasurer.
