Declaration of
Protective Covenants, Conditions, Easements &
Restrictions of Vintage at University Place

Declarant, as the owner in fee of real property legally described in Exhibit A attached to this Declaration (the "Real Property"), hereby covenants, agrees and declares that all of the Properties and Housing Units constructed on the Properties are and will be held, sold and conveyed subject to this Declaration, which is made for the purpose of enhancing and protecting the value, desireability and attractiveness of the Properties for the benefit of all of the Properties and their owners.  The covenants, restrictions, reservations and conditions contained in this Declaration shall run with the land as easements and equitable servitudes, and shall be binding upon the Properties and each portion thereof and all persons owning, purchasing, leasing, subleasing or occupying any Lot on the Properties, and upon their respective heirs, successors and assigns.

This Declaration and its exhibits, consisting of 23 pages including these two title pages but not including the Auditor's Cover page preceding this page, is hereby executed by the Declarant on the date set forth adjacent to each Declarant's signature.
